Decorative Resin Flooring – Flake & Metallic Epoxy

Decorative resin flooring gives showrooms, shops, offices and reception areas a seamless, distinctive floor that is also practical to live with. Optimum Flooring Services Ltd installs flake, metallic and solid colour resin finishes for commercial clients across the UK from our base in Newcastle-under-Lyme, Staffordshire. Every floor is built on the same principles as our industrial systems: thorough preparation, the right resin for the conditions and a finish that suits how the space is used.

Where decorative resin floors are used

  • Car showrooms: high-gloss or coloured finishes that present vehicles well and stand up to tyres. See our car showroom flooring page.
  • Retail units: hard-wearing floors that handle heavy footfall, trolleys and display fittings.
  • Offices and receptions: a clean, modern look that reflects the brand from the moment visitors walk in.
  • Hospitality and leisure: colourful, easy-clean floors for front-of-house spaces.

Flake finishes

Flake floors use coloured vinyl flakes broadcast into a resin base coat, then sealed with one or more clear coats. The result is a speckled, granite-like effect that is good at hiding everyday dirt and minor marks. Flake density can range from a light scatter over a coloured base to full coverage, and blends can be chosen to match a colour scheme or corporate palette.

Flake systems are practical as well as decorative. The texture can be tuned for slip resistance, and the clear topcoat protects the flakes from wear. Flake finishes can also be built with fast-cure polyaspartic systems where the floor needs to be back in use quickly.

Metallic epoxy finishes

Metallic epoxy floors use special metallic pigments mixed into the resin. As the material is applied and worked, the pigments move and settle to create depth, swirls and a marbled or pearlescent effect. No two metallic floors look exactly the same, which is part of their appeal for reception areas, showrooms and feature spaces.

Because the effect depends on how the material is laid, metallic floors need a smooth, well-prepared substrate and careful, skilled application. They are usually finished with a clear topcoat to protect the surface and fix the level of sheen.

Clear topcoats and sheen levels

The topcoat does much of the work on a decorative floor. It protects the decorative layer from abrasion, staining and cleaning chemicals, and it sets the final appearance. Options typically include:

  • Gloss: maximum depth and reflection, popular in showrooms.
  • Satin or matt: a softer look that shows fewer scratches and footprints.
  • UV-stable polyurethane: recommended where floors receive sunlight, as some epoxies can yellow under UV exposure.

Slip resistance

A smooth, glossy floor looks impressive, but it needs to be safe for the environment. Dry, controlled areas such as offices and showroom floors are often fine with a smoother finish, while entrances, areas near doors and anywhere that may get wet need more grip. Fine aggregate can be added to the topcoat to raise slip resistance with little change to appearance. Our guide to anti-slip flooring standards explains the R ratings typically used.

Recent decorative work

At a retail outlet in Manchester, the existing wooden floorboards were overlaid with 15mm marine ply fixed at 150mm centres before the surface was mechanically ground with vacuum extraction. A solvent-free epoxy primer was applied, followed by a coloured, water-borne polyurethane satin finish. The work required close coordination with other contractors on site so the floor was not contaminated while it cured.

Preparation and installation

Decorative finishes show every flaw underneath, so preparation is critical. We diamond grind with vacuum extraction to remove old coatings and contamination, repair cracks and joints, and level the surface where required. On timber or uneven floors, an overlay or smoothing screed may be needed first. We plan colours, sheen, slip resistance and programme with you before work starts so the finished floor matches what you expect.

Frequently asked questions

What is decorative resin flooring?

Decorative resin flooring is a seamless resin floor designed to look good as well as perform. Common finishes include coloured flake, metallic epoxy and solid colours, sealed with a clear topcoat. It is widely used in showrooms, retail units, offices and reception areas.

Is metallic epoxy flooring durable?

Yes, when it is laid on a well-prepared substrate and protected with a suitable clear topcoat. The topcoat takes the wear from foot traffic and cleaning. In areas exposed to sunlight, a UV-stable polyurethane topcoat is typically recommended to reduce the risk of yellowing.

Are flake resin floors slippery?

A flake floor’s slip resistance depends mainly on its topcoat. Smooth gloss finishes suit dry, controlled areas, while fine aggregate can be added to the clear coat to increase grip near entrances or in areas that may get wet, with little change to appearance.

Can decorative resin be laid over timber floors?

Often, yes, with the right preparation. Timber floors usually need an overlay, such as marine ply fixed at close centres, to create a stable base. The surface is then prepared and primed before the resin system is applied, so the finish stays sound.
